Services Agreement
By engaging with Conceptor Global Holdings LLC, you agree to the terms, conditions, and pricing specified during consultations and outlined in your signed service agreement or contract. These terms cover all property management services, including but not limited to tenant placement, property maintenance, cleaning, and emergency repairs.
Payment Terms
Payment Schedule: All payments are due in accordance with the payment terms specified in your service contract. Late payments may result in service interruptions or additional fees.
Deposit and Fees: A deposit may be required to secure certain services,
such as tenant placement or property staging. These deposits are nonrefundable
unless explicitly stated otherwise.
Late Payments: Any payments not received by the due date will incur a
late fee, as specified in the service contract. We reserve the right to
suspend services for overdue accounts.
Payment Methods: We accept payment by credit card, bank transfer, or
other methods as agreed upon in the service contract.
Lease & Tenant Services
Lease Agreement Management: Conceptor Global Holdings LLC handles lease renewals, tenant placement, and rent collection as outlined in the contract. Fees for tenant placement and lease renewals are subject to pricing stated in the service contract.
Tenant Screening: We perform detailed tenant background checks, including credit and financial vetting, to ensure reliable tenants. However, Conceptor Global Holdings LLC is not responsible for any tenant actions beyond the screening process.
Property Maintenance & Repairs
Routine Maintenance: Routine maintenance and repairs are included in property management fees. Specialized services, such as major renovations or plumbing repairs, may incur additional charges.
Emergency Repairs: Emergency repair services are billed based on labor ($100-$150/hour) plus the cost of materials. Plumbing services for major repairs are subject to separate negotiations with the property owner.
Homeowner Approval: For major repairs exceeding the agreed threshold or specialized services, prior approval from the homeowner is required.
Cleaning Services
Move-In/Out Cleaning: Our cleaning services include move-in/out cleaning, starting at $500. Deep cleaning services, including TV wall mount removals and fixing wall holes, start at $750.
Custom Requests: Additional cleaning or customization requests can be added to the service agreement at an agreed price.
Liability Limitation
Property Damage: While we take the utmost care in managing your property, Conceptor Global Holdings LLC is not responsible for property damage caused by third-party vendors, tenants, or external forces beyond our control.
Third-Party Services: We may subcontract or recommend third-party vendors for specialized tasks (e.g., plumbing, electrical work, or landscaping). We are not liable for services provided by third-party vendors.
Indemnification: You agree to indemnify and hold Conceptor Global Holdings LLC harmless from any claims, damages, or legal fees resulting from the use of our services, tenants’ actions, or third-party vendor services.
Termination of Service
Termination by Client: You may terminate the service agreement at any time with 30 days’ written notice. Prepaid fees for services already rendered are non-refundable.
Termination by Conceptor Global Holdings LLC: We reserve the right to terminate services at any time if the terms of the contract are violated, or payments are overdue, with 30 days’ written notice.
Intellectual Property
All content, graphics, logos, and design elements on the Conceptor Global Holdings LLC website are the intellectual property of Conceptor Global Holdings LLC. Unauthorized use or reproduction of this content is strictly prohibited.
Privacy and Data Use
By using our services, you agree to our Privacy Policy, which outlines how we collect, use, and safeguard your personal information.
Changes to Terms and Conditions
Conceptor Global Holdings LLC reserves the right to update or modify these Terms and Conditions at any time. Any changes will be posted on this page and will take effect immediately. Continued use of our services or website indicates your acceptance of these changes.
Governing Law
